What causes a slab leak?

Many homes in the greater Oklahoma City metro area are made with slab-on-grade foundation, a concrete slab placed on surrounding soil for greater stability. Slab-on-grade is a concrete slab that’s level with the surrounding soil. The sewer, water, and gas pipes are either underneath or sometimes within the slab, so any leak in the pipes is referred to as a slab leak.

Over time, the metal pipes slowly corrode, leaving “pinholes” in the pipes. These teeny holes leak water and get larger over time, leading to bigger leaks. Older homes, especially those more than 25 years old, are even more vulnerable to slab leaks and need more frequent water and sewer pipe repairs.

What is a slab leak?

Slab leaks refer to any pipe leak in the foundational slab of your home, water, sewer, or gas. The concrete slab itself can’t leak, but the pipes underneath or within can damage the concrete and soil around the home.

How Serious Is A Slab Leak?

Like all plumbing problems, slab leaks start out small but can get much worse if they aren’t fixed right away. Leaking pipes in or underneath your home’s slab can be even more severe than pipe leaks in other parts of the house, simply because of the risk of foundation and structural damage.

Signs You May Need A Slab Leak Repair

Due to the location of the pipes – inside or underneath a concrete slab, which is underneath a house, slab leaks can be hard to spot when they’re small. If there’s a leak in the hot water line, you may notice warm spots on your floor. In this case, thermal imaging can determine the source of the problem.

Another sign of a slab leak is a sudden drop in water pressure. If you note a sudden drop in pressure all over the home, it’s a sign that you have a major slab leak. Hissing or running water noises coming from the floor, or wet spots, is another indication that you have a serious slab leak. In this case, call Above + Beyond Service Company for emergency service – fast.

Smaller clues that you have a slab leak include:

  • The presence of mold or mildew, especially on the floor
  • Higher water bills, even if your usage remains the same
  • Subtle dampness on your floors
  • Cracks in the walls, floors, or ceilings

Above + Beyond Service Company experts can quickly determine if there’s a leak using sophisticated electronic instruments.

How Long Does It Take To Repair A Slab Leak?

The size of the leak and its location determine the repair options you have. Many homeowner insurance policies will cover slab leak repair, but the cost can range from about $1,000 to over $10,000. There are three main types of slab leak repairs, and each one takes a different amount of time.

Spot Repair

If the leak is small, isolated, and with easy access, we can either cut a small part of the concrete and repair the leak, remove the damaged pipe, and replace it. Because the home’s flooring has to be removed before we can access the slab, many of our residential customers prefer to seek other options.

Re-Piping / Re-Routing

Re-piping is a less-invasive alternative to taking up part of the floor. The old plumbing is left in place, and new pipes are re-routed around the outside of the slab or through the home’s attic. It’s more actual plumbing work, but it also can be less expensive than going through the concrete and then restoring the slab and flooring. Plus, the new plumbing is typically fashioned of PEX pipes, which are more durable and less likely to corrode than copper or iron pipes.

Pipe Lining

Pipelining involves lining the inside of the pipes with a thin epoxy coating (non-toxic) to seal the pinholes in the metal pipes. This cured-in-place pipe (CIPP) pushes the liner through and is then cured to reinforce the coating.
